1. Who we are

Signpost is a trading name of Love Cozy Rooms Ltd, a company registered in England and Wales under company number 10929115, with its registered office at 59 to 61 Charlotte Street, St Pauls Square, Birmingham, West Midlands, England, B3 1PX. In these terms, "Signpost", "we", "us" and "our" refer to Love Cozy Rooms Ltd trading as Signpost.

Signpost operates an online marketplace that connects people seeking supported and exempt accommodation with verified housing providers, and supports referrers such as support workers and local authorities. We provide the platform only. We are not a landlord, a care provider, a letting agent or a party to any tenancy, licence or support agreement made between a resident and a provider.

2. Definitions

A "resident" is a person looking for accommodation. A "provider" is an organisation or individual listing accommodation. A "referrer" is a professional using the platform on behalf of a resident. A "listing" is an advertisement for accommodation. An "enquiry" is a message sent by a resident or referrer to a provider through the platform.

3. Eligibility and accounts

You must be at least 18 years old to create an account. You agree to give accurate information, to keep your login details secure, and to be responsible for activity that happens under your account. You must tell us promptly if you believe your account has been accessed without permission.

We may suspend or close an account that breaches these terms, that is used unlawfully, or where we reasonably believe it is necessary to protect residents, providers or the integrity of the platform.

4. How the service works

Residents and referrers can search listings, save them and send enquiries free of charge. Providers create listings and respond to enquiries from a dashboard. When you send an enquiry, the details you choose to include are shared with the relevant provider so they can respond to you directly.

We do not select, match or place residents, and we do not participate in the assessment, viewing, referral or agreement process that follows an enquiry. Those steps are between the resident and the provider.

5. Provider obligations

Providers are solely responsible for the accuracy and lawfulness of their listings and for the accommodation and support they offer. By publishing a listing, a provider confirms that they have the right to advertise the accommodation, that the information is truthful and current, and that they comply with all applicable housing, benefits, care, licensing, health and safety, equality and data protection laws.

Providers must respond to enquiries fairly and must not discriminate unlawfully, including through blanket refusals based solely on a person receiving benefits. Providers must handle any personal information they receive through an enquiry in line with data protection law.

6. Verification and no guarantee

We carry out reasonable checks on providers before their listings go live. Verification is not a warranty. It does not guarantee the quality, safety, legality or availability of any accommodation, the conduct of any provider or resident, or that any enquiry will lead to a placement. You are responsible for carrying out your own checks before entering into any agreement.

7. Fees

Searching, saving and enquiring are free for residents and referrers. Listing is currently free for providers. Where we introduce paid features in the future, the price and terms will be made clear before you choose to use them.

8. Acceptable use

You agree not to misuse the platform. In particular you must not post false, misleading, unlawful or discriminatory content, harvest other users’ data, attempt to gain unauthorised access, upload malware, or use the platform to harass, defraud or endanger anyone. We may remove content and restrict access where these rules are broken.

9. Safety and safeguarding

Signpost is used by people who may be vulnerable. Always arrange a viewing before paying any money, and never send a deposit before you have seen the accommodation and signed an agreement. If you are in immediate danger, call 999. If you have a safeguarding concern about a listing or a user, contact us so we can review it.

10. Intellectual property

The platform, its design, branding and content (other than content supplied by users) belong to us or our licensors. You may use the platform for its intended purpose but you may not copy, resell or exploit it without our permission. Providers grant us a licence to display the content they upload for the purpose of operating the service.

11. Liability

Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by negligence or for fraud. Subject to that, Signpost is provided on an "as is" basis and, to the fullest extent permitted by law, we are not liable for the acts or omissions of providers or residents, for the condition, safety or legality of any accommodation, or for any indirect or consequential loss arising from use of the platform.

12. Indemnity

If you are a provider, you agree to indemnify us against claims, losses and costs arising from your listings, your accommodation, your conduct, or your breach of these terms or of any law.

13. Data protection

We handle personal data in line with UK data protection law and our Privacy Policy, which explains what we collect, why, and your rights. Please read it alongside these terms.

14. Changes and governing law

We may update these terms from time to time and will post the current version here with the date it was last updated. Continued use of the platform means you accept the updated terms. These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
