Lead with the facts people search for

- •Any service charges on top
- •Whether you accept Universal Credit or Housing Benefit
- •The support level, if it is supported accommodation
- •Whether a referral is needed
- •The availability date
Describe the room and the home honestly
Say what the room is like, what is shared, who else lives there, and what the area is like. Honesty attracts people who will actually be happy there. Overselling leads to viewings that go nowhere and tenants who do not stay.
Use clear photos
Photos matter more than anything. Show the actual room, the kitchen and bathroom, and the outside. Our guide on importing adverts can bring existing photos across, but make sure they are current and match the room on offer.
Be specific about who it suits
If your accommodation is aimed at a particular group, for example benefit supported tenants or people who need a certain level of support, say so plainly. This helps the right people find you and cuts down on unsuitable enquiries.
