When you enquire about a room, a provider wants to know you will be a reliable tenant. If your situation is not straightforward, a clear, honest message usually works better than saying as little as possible.
Keep it short and honest
You do not have to share everything. A few clear lines about who you are, what you are looking for, and how the rent will be paid is enough. Being upfront about claiming benefits, or having support, often reassures a provider rather than putting them off.
Cover the things they care about
- •That you are looking for a room and when you can move.
- •How the rent will be paid, for example Universal Credit or wages.
- •Whether you have a support worker or a guarantor.
- •Anything positive, like a good record of paying rent.
Lead with what reassures them
If you have a support worker who can give a reference, mention it. If you can offer a guarantor or show you manage your rent, say so. These things answer the questions a provider is really asking. Our guide on references when you have none can help.
Stay calm if you hit a No
